The Facility and Security Supervisor will be directly responsible for hands-on maintenance, operational support, and security oversight of the ready-built warehouse and factory of CORE5 HAI PHONG I, a LEED-certified warehouse and factory facility. This role ensures the smooth and efficient operation of the complex, adhering to sustainability standards and meeting the specific needs of three international tenants: Able Ready Packaging Limited; CFL Vietnam Limited and Digloo.
Key Responsibilities
Facility Operations and Maintenance
− Conduct routine inspections to ensure facilities and equipment are in excellent working condition.
− Perform hands-on preventive and corrective maintenance tasks for HVAC, electrical, firefighting, plumbing, and other critical systems.
− Respond promptly to tenant maintenance requests and emergencies, troubleshooting and resolving issues on-site.
− Coordinate with third-party contractors for specialized repairs, ensuring that work is completed to standard, safety and on time.
− Manage inventory of tools, equipment, and supplies to ensure readiness for any maintenance tasks.
− Security oversight for security service contractor
− Implement and monitor security measures across the facility, including access controls, surveillance, and alarm systems.
− Conduct daily security checks to ensure all systems are operational and respond to any incidents or security concerns.
− Train staff and coordinate with security vendors to maintain a safe environment for tenants, staff, and visitors.
− Participate in emergency response and evacuation drills, ensuring compliance with safety protocols.
Tenant Support and Coordination
• Act as the primary on-site contact for tenants, providing support for facility-related issues.
• Conduct regular walkthroughs with tenant representatives to understand operational needs and identify areas for improvement.
• Communicate updates on maintenance schedules, security protocols, and any operational changes that may affect tenants.
Sustainability and LEED Compliance
• Ensure that all operational activities align with LEED certification standards, including waste reduction, water conservation, and energy efficiency.
• Assist with tracking energy usage, waste generation, and other sustainability metrics to ensure ongoing compliance.
• Implement sustainable practices and recommend upgrades or adjustments to improve facility efficiency.
Reporting and Documentation
• Maintain detailed records of maintenance activities, security incidents, and tenant interactions.
• Report directly to the Industrial Property Manager with updates on facility status, maintenance needs, and tenant feedback.
• Assist with monthly reports summarizing maintenance, security, and sustainability performance.
