Mô tả công việc
1. Operation (Customer Service & Duty team):
o Overall review the work of CS and Duty Team; monitor the performance of the staff;
o Manage the move-ins and move-outs of tenants;
o Assist PM to supervise the day to day operation/ tenant relation and report to PM if any outstanding issues;
o Re-organize the Duty Team: scope of work, check list...;
o Cooperate with other departments to follow the maintenance/repairing/renovation/ marketing plan of the building;
o On behalf of PM to resolve the outstanding issues under PM's instruction;
o Record all expenses/compensation/cost....;
2. Vendor Management:
o To work and negotiate with the building service suppliers and to make bidding analysis, make contracts, payment, ...;
o Manage the supervision of Duty on the vendor's activities (cleaning, security, …);
o Responsible for reports and organizational SOPS for building services;
3. Administration:
o Support PM to compose/edit the operation forms/ regulations (THB, Fit-out guide line, ...) for the Building;
o Support PM to compose/edit all the notices/ dispatch sent to related parties/ tenants inside and outside the Building;
o Manage the organized and updated administration record/filing of CS and Duty Team;
o On behalf of PM to send to staff the duty roster or outstanding duties or notices on the company procedure/policy;
4. Report:
o Prepare the weekly/monthly/ quarterly report to submit to PM for approval before sending out to BOD;
o Prepare any report where required;
o Attend and take minutes of meetings as required;
o To build-up/ manage annual budget for Operations Dept. and forecast monthly budget;
o Handle miscellaneous tasks and duties/assignments as requested from PM;
o Back up for CS, HoCS and PM in case one of position is on leave.
